The Carolina Country Homes Land Assistance Program is designed to help homebuyers who want to purchase land and build a custom home—but need guidance through the complex process. From zoning and permits to utility setup and cost estimates, our program streamlines your journey to homeownership.
When buying a home, there are three primary options:
- Buying a Managed Home – Typically a condo or townhome where you're responsible only for the interior. Ideal for city living but often more expensive per square foot.
- Buying a Pre-Built Home – A single-family home where land and house come as a package. A simpler option but comes with HOA rules, limited customization, and close neighbors.
- Buying Land & Building Your Own Home – Offers full customization and a rural lifestyle, often at a lower cost—but comes with more steps and potential challenges.
While the third option is appealing, it can be daunting. That’s where our Land Assistance Program comes in.
How the Land Assistance Program works
Preliminary Lot Planning
- We’ll work with you to assess the land, zoning regulations, and site requirements before you commit.
- Our team ensures you understand any limitations and potential hurdles upfront.
Permits & Utilities
- We guide you through securing the necessary permits for building, water, septic, and utilities.
- We help navigate zoning laws, setbacks, and deed restrictions to avoid unexpected delays.
Land Development Cost Estimates
- We provide rough estimates for land clearing, septic systems, foundation height, and access roads.
- Understanding these costs before purchase ensures you avoid unexpected expenses.
Finding the Right Property
- While we aren’t realtors, we connect you with trusted professionals and assist in land evaluation.
- We help identify potential properties through targeted searches and assessment of county records.
What are the Program Costs?
- Cost: There is a $500 upfront fee for our Land Assistance Program. However, this is treated as a deposit against your final project cost—so you get your money back if we build your home.
- Pre-Qualification: Before signing up, we’ll connect you with one of our preferred lenders to determine your budget and financing options.
