One of the most common things we hear from first-time visitors to our Lancaster showroom goes something like this: "I assumed you couldn't change much." It makes sense as a starting assumption. If you've ever toured a manufactured home or a lower-end prefab, options can feel pretty limited. But modular homes are a different story, and Carolina Country Homes is a different kind of builder.
Here's a realistic look at what you can and can't customize, and why it matters for the price you pay.
Many of our floor plans can be modified beyond what's shown. That can mean relocating walls, adjusting room sizes, or reconfiguring layouts to better fit how you actually live. Not every change is possible on every plan, but our sales team can tell you quickly what's feasible and what it would add to the cost.
We work with four manufacturers (R-Anell, Champion, Schult, and Nationwide), which means we have access to a broader range of base floor plans than most single-manufacturer dealers. If one manufacturer's layout isn't quite right, another's often is.
Standard ceiling height is 8 feet, but 9-foot ceilings are available and make a noticeable difference in how a home feels, particularly in living areas and kitchens.

The level of choice expands as you move from our Value Homes into our Custom line. Value Homes are more standardized, which is part of what keeps them affordable. Custom Homes offer a genuinely wide range of selections.
One of the most popular additions. We can build covered or open porches, wraparound designs, elevated decks, and combinations of all of the above. Custom posts and railings are available in vinyl and wood. And importantly, our team can handle elevated foundations for properties near lakes or in coastal areas, so you're not limited to flat lots.
We can attach a garage or carport to any of our homes, including double garages, single garages with gabled roof extensions, and designs with dormers. A garage is often one of the better investments you can make in a modular home from a resale standpoint.
All of our homes start as single-story ranches, but we can convert any of them into a Cape Cod design with a livable loft area and a variety of roof dormer styles and sizes. The lofts come from the manufacturer unfinished, but we can build them out on site as you require. This is a cost-effective way to add significant square footage and visual interest to a home.
Options vary by manufacturer but typically include a range of siding materials, colors, and accent combinations. If you have a particular aesthetic in mind, bring photos. Our team is used to working through finish selections with buyers who have a specific look in mind.
It's worth being straightforward about this. Modular construction has more flexibility than most people expect, but it isn't the same as fully custom site-built construction. Some structural elements are fixed once a floor plan is selected. Major changes to rooflines or exterior dimensions, for example, may not be feasible with certain manufacturers.
The best approach is to come in with a list of your must-haves and your nice-to-haves, and let our team tell you what's achievable within your budget. In our experience, most buyers end up getting everything that matters to them.
It depends on what you're adding. Finish selections (flooring, countertops, cabinets) tend to have a moderate impact on price. Structural additions like garages, porches, and cape conversions are larger line items but also tend to add meaningful value.
What we'd caution against is skipping customization entirely to save money upfront, only to wish you'd made different choices once you're living in the home. We'd rather help you find a floor plan and finish package you'll be happy with for years than rush you through selections.
We have display homes from four manufacturers on our Lancaster lot, which means you can walk through multiple finished homes in a single visit. That's the best way to understand what's possible.
